Peoria County Board - Land Use Committee met July 24.

Call to Order:
Mr. Rosenbohm called the meeting to order at 4:01 p.m.
Approval of Minutes:
A motion to approve the Land Use Committee minutes from June 26, 2023, was made by Ms. Daley and seconded by Dr. Blair. A vote was taken on the motion and carried. (7-0)

Zoning Cases:

Ms. Daley made a motion to approve the special use request with restriction and was seconded by Ms. Williams.
Ms. Urban summarized the case; a special use request from Section 20.5.2.2.1.a.1 of the Unified Development Ordinance. This section allows for a special use when a proposed land split does not meet the 25 acre minimum lot size nor the 1 dwelling unit per 25 contiguous acres density requirement in the “A-2” Agricultural District. The petitioner proposes to divide 15.54 acres from an existing 48.84 acre tract. The 15.54 acre tract will be retained by the petitioner, and likely used for hunting, and the remaining portion will be sold to the current tenant farmer. There are no consents or objections on file. The proposed 32.5 acre tract will have access off of East County Line Road and North Hayes Road and the proposed 15.5 acre tract will only have access from North Hayes Road. There were no comments from the Hallock Township Road
Commissioner. The subject parcel is zoned “A-2” Agriculture as well as all surrounding properties that are located within Peoria County. Marshall County is adjacent to the north.
Surrounding land uses consist of row crop agriculture, timber, and large lot residential, therefore the request is consistent with the surrounding area. The Health Department had no objections.
The request is consistent with the Peoria County Comprehensive Land Use Designation of Agriculture and Environmental Corridor. Staff recommended approval with restriction in the report, which is an ordinance requirement. The Zoning Board of appeals recommended approval with the same restriction.
Mr. Rosenbohm asked if there were any questions, and there were none.
A vote was taken on the motion and carried (7-0)
