A. Area variance request and possible recommendation for Ty and Hayley Nowak who are requesting for 11 East 1st Street, El Paso, IL 61738. The application requests an area variance that would allow 40.91 percent lot coverage. Under Residential A-2 District, chapter 315-44 Building Coverage – No building, with its accessory building, shall occupy in excess of 35% of the lot area. The request is for an extra 5.91 % coverage.

The application requests an area variance in the RMB Subdivision that would allow a 48 feet set back from the center of Oak Street (County Road 2800

E). Under Ordinance 315-42 Yards of Principal Building require thirty feet from the nearest right-of-way line of the street. The variance request would be 18 feet from the right-of-way line of Oak Street.
