City of El Paso Zoning Board of Appeals met Jan. 16.

Here are the minutes provided by the board:

The City of El Paso Zoning Board Meeting was called to order at 6:03pm by Chairman, Chris Gentes.

The Pledge of Allegiance was recited.

Roll call was taken with members Renee Donaldson, Maureen Drake, and Chris Gentes present.

Absent was Mary Wilkey and John Landrus.

Others present were Director of Public Service, Barry Kauther; Administrative Assistant, Sandee Kessinger; Council Person, Mary Ellen Kilpatrick, Ty & Haley Nowark, Zach Anderson & Dean Chamlin. Rodney Parrott was on Zoom.

Discussion was on an area variance request and possible recommendation for Ty and Hayley Nowak who are requesting for 11 East 1st Street, El Paso, IL 61738. The application requests an area variance that would allow 40.91% lot coverage. Under Residential A-2 District, chapter 315-44 Building Coverage – No building, with its accessory building, shall occupy in excess of 35% of the lot area. The request is for an extra 5.91 % coverage.

Donaldson motioned to recommend approving the variance. Drake seconded the motion. A voice vote was taken of all ayes.

A rezoning request and possible recommendation for DGOGE1pasoIL12132023 LLC at 660 W. Main Street (RT-24). Representative Rodney Parrot is requesting that 660 W. Main Street (Dollar General Retail Store) be rezoned to C-2 (Commercial – General Business District) from I (Industrial).

- Tax Parcel ID: 16-07-201-021

Drake motioned to recommend changing the zoning from I (Industrial) to C-1 (Commercial General Business District). Donaldson seconded the motion. A voice vote was taken of all ayes.

A rezoning request and possible recommendation for Zach Anderson at 170 E. Clay Street. Anderson is requesting Lot 1,2,3,4 be rezoned to RC (Residential - Multi Family) from A-2 (Residential – Single Family – older Development).

Donaldson motioned to recommend changing the zoning from A-2 (Residential-Single Family-Older Development) to RC (Residential- Multi Family). Drake seconded the motion. A voice vote was taken of all ayes.

An area variance request for Ryan and Michelle Unzicker for 180, 210, 240, & 210 S. Oak St. El Paso, IL 61738 is no longer needed as the Unzicker’s will be changing the house plans.

Donaldson made a motion to adjourn the meeting and Drake seconded the motion. The meeting was adjourned at 6:18 pm.
