City of Belleville Planning Commission met Feb. 25.

Here is the agenda provided by the commission:

• Call to order/ Roll Call of members & staff

• Introduction of guests and explanation of emergency procedures

• Any corrections/approval of December 4, 2019 Regular Meeting minutes

• Public Participation

2-1-8 Public Participation-(A) Members of the public may address public officials at meetings of the City Council, its Committees and other subsidiary bodies in accordance with Section 2.06(g) of the IL Open Meetings Act (5 ILCS 120/2.06(g). (B) Public comments are limited to three (3) minutes per speaker. (C) The subject of public comments shall be reasonably related to matter(s) identified on the meeting agenda and/or other City business. (D) Repetitive public comments should be avoided, to the extent practical, through adoption of prior public comment (eg. Agreeing with a prior speaker.) (E) The following conduct is prohibited during public participation: acting or appearing in a lewd or disgraceful manner; using disparaging, obscene or insulting language; personal attacks impugning character and/or integrity; intimidation; disorderly conduct as defined in Section 130.02 of this Revised Code of Ordinances; (F) Any speaker who engages in such prohibited conduct during public participation shall be called to order by the chair or ruling by the chair if a point of order is made by a sitting member of that body.

• New Business:

1. Golden Orchard LLC: An amendment to the Final Plat for Orchard Lakes Phase 1 Subdivision, an “A-1” Single-Family Residence development. Said amendment requests to decrease the platted minimum side lot line building setback from 7.5 ft to 5 ft, in accordance with the “A-1” Single-Family Residence District regulations.

2. Atif Khan: Site Plan for an approximately 8,500 sf used car sales lot with an accompanying 750 sf office building and attached garage to be located at 900 Sherman Street (Parcel Number: 08-15.0-424-028). Ward 1

3. Walnut Investment Holdings, LLC: A Sketch Plat for Sunset Ridge Estates, 2nd Addition Subdivision. Said Plat proposes subdividing parcel number 14-06.0-400-010, a 14.4 acre, “A-1” Single-Family Residence zoned parcel located at the intersection of IL Rt. 15 / Jefferson Road and Rock Hill Lane, into 26 parcels. Ward 6

4. Walnut Investment Holdings, LLC: A Public Hearing for a Preliminary Plat for Sunset Ridge Estates, 2nd Addition Subdivision. Said Plat proposes subdividing parcel number 14-06.0-400-010, a 14.4 acre, “A-1” Single-Family Residence zoned parcel located at the intersection of IL Rt. 15 / Jefferson Road and Rock Hill Lane, into 26 parcels. Ward 6

5. Walnut Investment Holdings, LLC: A Preliminary Plat for Sunset Ridge Estates, 2nd Addition Subdivision. Said Plat proposes subdividing parcel number 14-06.0-400-010, a 14.4 acre, “A-1” Single-Family Residence zoned parcel located at the intersection of IL Rt. 15 / Jefferson Road and Rock Hill Lane, into 26 parcels. Ward 6
